When you need one

Signs your home needs rewiring.

Most rewires happen for one of these reasons. If two or three sound familiar, it's worth booking an EICR before you decide.

01

House is 25+ years old

If the property hasn't been rewired since the 1990s, the wiring system is likely below current regs and degrading.

02

Round-pin sockets or cloth cabling

Original lighting circuits, rubber or cloth cabling and round-pin sockets are usually beyond repair and need replacing.

03

Trips, burning smells, scorch marks

Repeated tripping, warm sockets or scorch marks behind faceplates are signs the installation is failing.

04

Renovation or extension

If the property is being extended or substantially renovated, it's cheaper to rewire now than to retrofit after plaster.

05

Failed EICR with C1/C2 items

Where the report shows widespread issues, a rewire is often more economical than circuit-by-circuit remedials.

06

Buying or letting the property

Buyers want certified electrics. Landlords need a satisfactory EICR. A rewire is the cleanest way to get both.

What's included

What a Fosters rewire actually covers.

A typical 3-bed rewire bundles all of the below into one fixed quote. No surprise extras at the end of the job.

ii.

New consumer unit

Dual-RCD or all-RCBO modern board sized for the finished property, with surge protection where specified.

iii.

Kitchen & bathroom to current zones

Bathroom and kitchen wiring brought up to current zoning, IP ratings and protection requirements.

iv.

Smoke, heat & CO detection

Mains-wired interlinked detection installed to BS 5839-6, required for rewires under current regs.

v.

Full inspection, test & certification

Every circuit tested, an Electrical Installation Certificate issued and Part P notification submitted.

vi.

Make-good & clean-up

Chases filled, floors covered through the work, all waste removed, everything cleaned down before we leave.

Common questions

House rewire FAQs.

How long does a house rewire take?

Most domestic rewires take 5–10 working days. A 2-bed flat is usually closer to 5; a 4-bed family home with extensions can be 10+. We'll give you a concrete timeline in the written quote.

Do I need to move out during a rewire?

Usually not. We work in stages so at least part of the property stays powered most of the time. Heavy plaster work after first fix is where most people stay elsewhere for a couple of nights if they can.

Do you do partial rewires?

Yes. A partial rewire targets only the circuits that need replacing (e.g. just upstairs, or just the kitchen). It's a big chunk cheaper than a full rewire when the existing system is mostly sound.

What certificates do I get afterwards?

An Electrical Installation Certificate (EIC) covering the new work, plus a Part P notification submitted to your local authority. Both go into your home file and stay with the property when you sell.

Which areas do you cover for rewires?

North London & Hertfordshire, primarily AL, SG, EN, WD, LU and N postcodes. We've completed rewires in St Albans, Welwyn, Stevenage, Hitchin, Hatfield, Brookmans Park, Enfield, Watford, Hertford, Ware and surrounding areas.
