What we design

Every kind of extension, under one roof.

Most projects combine more than one of these, a rear extension with a loft conversion, or an extension alongside a wider refurbishment. We design them together so the whole house works.

Rear extensions

Open the back of the house into a light-filled kitchen, dining and living space connected to the garden.

Side extensions

Make use of side returns and side plots to widen the plan and rebalance the ground floor.

Two-storey extensions

Add space on both floors at once, extra bedrooms above, bigger living space below.

Porch extensions

A better arrival: porches designed to suit the character of the house and tidy up the everyday clutter.

Loft conversions alongside

Many clients pair an extension with a dormer loft conversion, we design and submit them together.

Extension & refurbishment

Extending anyway? It's often the right moment to reconfigure the rest of the house at the same time.

“Yilmaz was both professional and friendly, going above and beyond throughout our project. He handled the planning application for our front and rear extension with care and efficiency, ensuring everything was thorough and well-prepared. How it works

Six clear stages, from brief to builder.

The same stage-by-stage service for every extension, so you always know where the project stands and what comes next.

01

Brief & site appraisal

We survey your home, assess the constraints and features of the site, and take time to understand your needs, aspirations and budget.

02

Sketch design

Sketch designs show the extension inside and out through CAD, hand sketches and 3D visualisations, where your ideas take shape.

03

Developed design

We consult the local authority planning department and produce detailed drawings suitable for a planning application.

04

Planning application

Once you're happy with the design, we submit the application and manage it through to a decision.

05

Building Regulations

Drawings, calculations and specifications describing the construction, submitted to the local authority with any queries handled for you.

06

Tender package

Drawings and specifications that let contractors price your extension accurately, comparing like for like.

Common questions

Home extension FAQs.

Do I need planning permission for an extension?

It depends on the size and the property. Some extensions fall within permitted development; where consent is needed, we prepare and submit the planning application for you, consult the planning department as the design develops, and, where a good design meets resistance, make the case to the local authority to win approval.

What will I actually receive?

A full set of existing and proposed drawings, high-quality 3D visualisations of the interior and exterior, a Design Feasibility Report, and the Design and Access Statement for your planning application, followed by Building Regulations drawings and a tender package when you're ready to build.

Can you combine an extension with a loft conversion?

Yes, it's one of the most common requests. We've designed rear, porch and loft extensions together for clients, and recently had a garden extension and loft conversion approved just two weeks after submission.

Will my builder be able to work from your drawings?

Yes. Our drawings are visually driven and technically robust, drawings, calculations and specifications that describe the construction precisely, so contractors can price and build accurately.

Which areas do you cover?

We're based in Essex and work across London & the South East. Recent clients include homeowners in London, Northolt, Romford, Bexleyheath, Clacton-on-Sea and Milton Keynes.
