Rear extensions
Open the back of the house into a light-filled kitchen, dining and living space connected to the garden.
From a single-storey rear extension to a full two-storey transformation, OnPoint Architects designs extensions around how you actually live, and handles the planning application and Building Regulations drawings so your builder can build accurately.
Most projects combine more than one of these, a rear extension with a loft conversion, or an extension alongside a wider refurbishment. We design them together so the whole house works.
Open the back of the house into a light-filled kitchen, dining and living space connected to the garden.
Make use of side returns and side plots to widen the plan and rebalance the ground floor.
Add space on both floors at once, extra bedrooms above, bigger living space below.
A better arrival: porches designed to suit the character of the house and tidy up the everyday clutter.
Many clients pair an extension with a dormer loft conversion, we design and submit them together.
Extending anyway? It's often the right moment to reconfigure the rest of the house at the same time.
“Yilmaz was both professional and friendly, going above and beyond throughout our project. He handled the planning application for our front and rear extension with care and efficiency, ensuring everything was thorough and well-prepared. Thanks to his hard work, our application was approved quickly, much sooner than we anticipated.”
The same stage-by-stage service for every extension, so you always know where the project stands and what comes next.
We survey your home, assess the constraints and features of the site, and take time to understand your needs, aspirations and budget.
Sketch designs show the extension inside and out through CAD, hand sketches and 3D visualisations, where your ideas take shape.
We consult the local authority planning department and produce detailed drawings suitable for a planning application.
Once you're happy with the design, we submit the application and manage it through to a decision.
Drawings, calculations and specifications describing the construction, submitted to the local authority with any queries handled for you.
Drawings and specifications that let contractors price your extension accurately, comparing like for like.
“I couldn’t be happier with the service from OnPoint Architects. They handled the drawings for all three of my extensions, and the entire process was smooth, professional, and stress-free from start to finish.”
“Very good architect from start to finish. He planned and drew my extensions for rear, porch and loft extension. Helped design it, and it all went through. Thank you for checking up on each process and getting the results faster than what the date was.”
“So pleased that I used OnPoint Architects. Great advice and options provided. Worked tirelessly to get my designs correct.”
It depends on the size and the property. Some extensions fall within permitted development; where consent is needed, we prepare and submit the planning application for you, consult the planning department as the design develops, and, where a good design meets resistance, make the case to the local authority to win approval.
A full set of existing and proposed drawings, high-quality 3D visualisations of the interior and exterior, a Design Feasibility Report, and the Design and Access Statement for your planning application, followed by Building Regulations drawings and a tender package when you're ready to build.
Yes, it's one of the most common requests. We've designed rear, porch and loft extensions together for clients, and recently had a garden extension and loft conversion approved just two weeks after submission.
