Highgate, full rewire & triple-storey extension wiring

Rewiring the existing property and running power, lighting and data through a new triple-storey extension, including concealed sockets dropped into an oak slatted feature wall.

A family home reworked from the ground up: full rewire of the existing house, plus first and second fix electrical for a substantial triple-storey extension. Lighting design across the open-plan kitchen-diner, downlights through the bathrooms and bedrooms, data and power planned around how the family actually use the rooms, and one signature detail in the oak slatted wall.

Scope

Full rewire of the existing property paired with first and second fix electrical through a new triple-storey extension. Lighting design across the open-plan kitchen-diner, downlights through bathrooms and bedrooms, data and small power planned room-by-room, and a few bespoke details, including concealed sockets in an oak slatted feature wall.

Approach

We slotted in alongside the main contractor's programme. First-fix planning happened with the family at design stage, switching positions, socket counts, lighting circuits, data points and the oak-slat sockets all detailed before chasing started, so the carpenter and joiner knew exactly where the back-boxes needed to land.

Second fix went in once plaster was dry. The lighting scheme was commissioned room-by-room, beam, colour and dimming behaviour set against the finished joinery and worktops, not against a paper drawing.

Outcome

Sign-off-ready electrics across the whole property, extension and existing house running on a single, regs-compliant install. EICR delivered, Part P notification filed, no remedials left for the family to chase after handover.

Key elements

Got a home renovation or extension on the table?

The cheapest place to get the electrics right is at design stage, before chases get cut and before joinery is fitted around back-boxes. Send drawings or a sketch and we'll come back with a project quote inside the week.
